An exciting new development delivering much needed market, affordable and sustainable homes in Chipping Norton, West Oxfordshire.
Gleeson Land is currently bringing forward proposals to deliver up to 104 homes on Land east of Burford Road.
Helping to address the current genuine housing need in West Oxfordshire and Chipping Norton specifically, the proposals aim to deliver a range of high quality new market and affordable homes for local families.
Update March 2024:
Following extensive consultation with the local community across summer and autumn 2023, Gleeson Land has now submitted an outline planning application to West Oxfordshire District Council for consideration.

The site
The site is located east of Burford Road and south of Charlbury Road. In addition to a small number of residential properties along Burford Road and Over Norton Road, the site is bordered by sporting clubs to the south, farmland to the east, an allotment site to the north, and the recently completed Cotswold Gate development to the west.
Located within walking distance from the town centre, the site benefits from being close to a number of local amenities within a ten-minute walk, including several schools and nurseries, a leisure centre and Chipping Norton High Street.
The proposals
The submitted application is in outline form and as such will determine the principle of development and point of access, rather than detail on issues such as appearance, materials and exact layout and scale, which will be included as part of a future reserved matters application. Nevertheless, Gleeson Land is committed to ensuring the design is of the highest quality, and the Design and Access Statement accompanying the outline application includes a design code to ensure the forthcoming reserved matters application aligns with our vision for the site.

As part of the proposed development, Gleeson Land is committed to:

Up to 104 high-quality homes within walking distance of Chipping Norton town centre.

Improving the supply of affordable homes in Chipping Norton through the provision of 40% affordable housing (around 40 new affordable homes), in compliance with Council policy.

Achieving at least 10% biodiversity net gain, with new planting across the site whilst retaining the majority of the existing boundary trees and hedgerows.

An amenity park located in the centre of the site and potential for a new children’s play area.

Maintaining and enhancing the existing public right of way across the site.
Helping to meet local housing need
A key priority is to deliver on West Oxfordshire’s identified housing need. The site will provide much needed homes for local people and those unable to get onto the housing ladder.
